Wind Mitigations (also called Mitigation Inspections)

This inspection is typically requested by the homeowner or their home insurance company to acquire credits (discounts) on their insurance premiums for various features (e.g. hurricane clips, storm shutters, etc.) that mitigate damage during hurricane-force winds.  Trotter’s is an approved Mitigation Provider in the Be Ready Florida program.

Roof Certification (also called Roof Inspection)

Usually requested by the homeowner or their insurance company to determine the condition of a roof and its remaining useful life.

Four Point Inspections

Generally requested by the homeowner or insurance company to determine the remaining useful life of the following four building systems:

  • the roof
  • heating and cooling system (HVAC)
  • main electrical components
  • plumbing system including water supply, waste system and plumbing fixture connections

Property Condition Inspections (Home Inspections fall under this category)

Applies to all types of commercial and residential structures. This inspection is performed to determine the condition of a residence or commercial building from which a detailed report is generated. These are typically requested prior to the sale or purchase of a property.  This is NOT to be confused with a “property appraisal” which determines the monetary value of the property, a service not currently provided by Trotters GCI.
